Estate Agent Charges to Sell a House
A percentage fee example – : An estate agent charging 1.5% on a Dublin semi, valued at €500,000- would charge €7,500 plus VAT at 23% which brings it to €9225.00. This also may not included the advertising costs and other quoted charges!
Househunter.ie advice will always be- always get a detailed quotation from a selection of Auctioneers (Estate Agents) before putting your property on the market. The figure(s) quoted above could mean that a neighbour selling an identical property, could, for example, reach a faster sale if they choose to advertise their property on the househunter.ie website without using an agency as any potential purchaser could buy the property for nearly €10,000 less than an agents asking price. €10,000 could be very helpful to a purchaser of your property whilst making any alterations or furniture additions after moving in!
You should always try to negotiate the agent’s fee downwards (it is currently a sellers market due to the limited number of available properties for sale in Ireland at the moment).
Most auctioneers and estate agents have a minimum fee for low-priced properties – but I doubt if many set a maximum charge.
Beware of hidden costs
Quite a few estate agents and auctioneers in Ireland also add extra charges to the sale commission. Many of these charges are payable even if the house does not sell so always enquire before signing them up to sell your property. For example: Extra charges can include charges other than just their commission percentage and could include all or any of the following: website listings, photographs, sale boards, brochures and even for newspaper advertising
These extras can soon mount up to as much as another €1,000. Some auctioneers and estate agents may also ask for these charges upfront to cover advertising costs.
In Ireland, the “no sale no fee” arrangement seems to be offered by only a minority of estate agents, so do be aware and always ask first.
Obviously we at Househunter.ie are a little biased in this, but you should really try to sell your property without an agent first – if you have the time and inclination to put in a small amount of effort.
